Is 30 day yield a dividend?
The U.S. Securities and Exchange Commission (SEC) developed the 30-Day SEC Yield as a standardized method for comparing bond funds. It reflects the dividends and interest earned by a mutual fund during the most recent 30-day period after deducting expenses.
It is based on the most recent 30-day period covered by the fund's filings with the SEC. The yield figure reflects the dividends and interest earned during the period after the deduction of the fund's expenses. It is also referred to as the "standardized yield."
The 30-day yield is calculated by taking the fund's interest and/or dividend earnings for the most recent month and dividing by the average number of shares outstanding for the month times the highest share offer price on the last day of the month.
30-DAY DISTRIBUTION RATE
Calculated by taking the annualized accrued net income (income less expenses, also known as the declared dividend) of the last 30 days, and dividing by the period end NAV. The net income is annualized by taking the 30 days of declared dividends, dividing by 30, and multiplying by 365.
30-day SEC yield is calculated by annualizing the ETF's last 30 days of income, then subtracting fund expenses. By using the ETF's actual distributions and expenses, it gives investors a real-world sense of how the ETF will actually perform.
In most cases, stock dividends are paid four times per year, or quarterly. There are exceptions, as each company's board of directors determines when and if it will pay a dividend, but the vast majority of companies that pay a dividend do so quarterly.
A majority of funds tend to compute a 30-Day SEC yield on the last day of every month; however, a 7-day SEC yield is also computed and reported by funds in the United States. The 7-Day SEC yield would indicate the potential yield of a fund if it paid an income similar to the preceding seven days for an entire year.

The 7-day net yield annualized yield is based on the average net income per share for the 7 days ended on the date of calculation and the offering price on that date. The 30-day net yield is the annualized average net investment income per share calculated for each of the previous 30 days.

The SEC yield is an annualized figure based on returns over the most recent 30-day period. As outlined above, the distribution yield, on the other hand, takes the most recent distribution, multiplies it by 12 to get an annualized total, and then divides the result by the NAV.
Bond ETFs usually pay out interest through a monthly dividend. In most cases, any capital gains are distributed through an annual dividend. For tax purposes, these dividends are treated either as income (taxed at the individual's income rate) or capital gains (taxed at a different rate based on the term held).
There is a major difference between the distribution yield and the dividend yield. The dividend yield will show you the percentage of the share price an investor received as dividends. The distribution yield, on the other hand, includes two components: dividends and capital gains.
To generate $5,000 per month in dividends, you would need a portfolio value of approximately $1 million invested in stocks with an average dividend yield of 5%. For example, Johnson & Johnson stock currently yields 2.7% annually. $1 million invested would generate about $27,000 per year or $2,250 per month.
With a 10% yield and monthly payout schedule, you can get to $500 a month with only $60,000 invested. That is, $6,000 per year paid on a monthly basis. Unfortunately, most stocks don't have yields anywhere near 10%. Many do have high enough yields to get you to $500 a month with diligent savings, but don't pay monthly.
Dividends can be classified either as ordinary or qualified. Whereas ordinary dividends are taxable as ordinary income, qualified dividends that meet certain requirements are taxed at lower capital gain rates.
According to the 1996 edition of Vogel's Textbook, yields close to 100% are called quantitative, yields above 90% are called excellent, yields above 80% are very good, yields above 70% are good, yields above 50% are fair, and yields below 40% are called poor.

The seven-day yield is a standard measure of the annualized yield for a money market mutual fund. It is usually calculated based on the fund's average seven-day distribution, and allows for the direct comparison across many money market funds.
In general, 12-Month Yield gives a good picture of the current yield investors are receiving from their funds. (SEC Yield, in contrast, is a good measure of the income return currently priced into a fund's bonds.)
In summary, the TTM yield shows yield over the past year, and the 30-day SEC yield shows the most current yield (as of the last 30 days).
All in all, though, a good yield is anywhere between 5 and 8%, but you should aim for 7 to 8% or beyond for the best yield on property investment. So when you're wondering what is a good rental yield for your property, aim for somewhere between these numbers.
